Question # 3 Where can I find previous minutes, news letters, and the CC&R's and policies for Mogollon Ranch? Answer: Please use the "Publications" menu list from the home page. A series of sub-menus will appear allowing you find any of the published documents for Mogollon Ranch Property Owners Association (MRPOA). Question # 4 Is there cell phone service in the area. Answer: Yes we now have cell phone service in Mogollon Ranch. In the fall of 2009, Verizon competed the installation of a cell tower. Answer: The CC&Rs specifically state that camping is not permited within the development except during development of your home. The board has set a policy that you may park your RV on your property or the roadside from 6AM to 7PM only if you are clearing/working on your property. No recreational camping activities are permited. Question # 7 Does Mogollon Ranch require annual inspection of home owners septic systems? Answer: Yes it does. All wastewater systems must be inspected annually. Answer: You can dispose of dead trees at Little Bly Pit (across from the entrance to MR on Hwy 87). If you have dead trees on your lot it is crucial that they be removed as quickly as possible. With the dry winter we have had, it is important that everyone consider cleaning up their lot to help prevent the spread of any fires. Question # 9 How do I clear my lot of deadwood and down trees. Answer: Some suggested steps to a clean property: 1) Remove "dead and down" first. 2) "Ladder up" dead branches to 8' above ground level. Leave 1" stubs from trunk (DO NOT cut green branches until late fall). 3) Rake your lot, removing needles, leaves and small branches. Clean area near buildings first. 4) Pick your best trees, then thin out around them, removing small trees, bushes, etc. Use pruning seal on stumps. (Suggested density is no more than 150 trees per acre). Question # 10 Are there contractors who can help me clear my lot? Answer: Yes there are a number of contractors that work in the Blue Ridge area. Answer: Owners have some options: work crews from the Winslow Prison will thin and stack for $250/acre or they will thin and chip for $350/acre; lot cleaners may be hired to do the work and the owner reimbursed for some of the cost; lot owners can clean the lots themselves and be compensated for their work. To save money, do the work yourself! Clear Creek Disposal will place a large rolloff dumpster on your lot and then haul it to Little Bly Pit for $100. A great way to clean your lot!
